We are going to build an onsite fitness centre for our employees. The room will contain a number of exercise machines, a small swimming pool, showers and spa facility, resident health and fitness instructor with two part-time support staff. It is hoped that by providing this facility we will encourage our staff to take more exercise and improve their cardio vascular function. The facility will also hold promotion days for healthy living and diets, thereby engaging staff to lead a more active and balanced lifestyle.
The Budget
We have developed a budget in order to highlight both costs and benefits in building this unit.
Capacity | 100% |
Fixed Expenses: | |
Direct Labour cost (Controllable) | 100,000 |
Insurance (controllable) | 10,000 |
Property Tax (controllable) | 1,000 |
Power and Light (controllable) | 500 |
Maintenance | 1,000 |
Bank Charges (non recoverable) | 500 |
Depreciation on assets (non recoverable) | 1,000 |
Total Fixed Cost | 114,000 |
Variable Cost: | |
Indirect Labour (non recoverable) | 50,000 |
Purchases | 150,000 |
Repairs (non recoverable) | 20,000 |
Stationery | 1,000 |
Total Variable Cost | 221,000 |
TOTAL COST | 335,000 |
Cost/Benefit Analysis
Benefits:
Description of Benefits | Benefit Cost |
Employee membership subscriptions | 75,000 |
Company Contribution via advertising campaigns | 100,000 |
Government grant for healthy living foundation | 200,000 |
Business sponsors donations | 100,000 |
Employee Productivity increase, less sick time, improved operations | 50,000 |
Total Estimated Benefits | 525,000 |
Total Benefits Estimated at $525,000 per Year
Total Estimated costs = $ 335,000 per year
Payback time = 335,000/525,000 = 0.64 of a year or approx 8 months
Is the Plan Viable?
Based upon the Benefit projections we are looking at a return on investment after an 8 month period. Some $300,000 of the benefits are relatively fixed or have a high % of probability. These being the Government Grant and the revenue generated by the Company, relative to advertising the facilities in association with several key sports sponsors ( marketing promotion on the aerobic machines, spa facilities, gymnasium outfitters and sports clothing manufacturers). The cost estimates are only $35,000 higher than the core revenue funding. The additional income derived from the other sources more than adequately covers this and ensures a successful venture.
Benefits of the Fitness Centre
When examining the benefits of the fitness centre, it is important to look at both tangible and intangible benefits. The tangible benefits may be those which can be quantified in terms of both cost and return on investment. Intangible benefits are those that have no specific identity or ability to be measured in cost specific terms. A good example of this is ” goodwill”, although it has no specific measurable criteria, it may be considered a critical driver and has an immeasurable benefit to the bottom line in terms of profit generation. Within the nursing profession an example of intangible benefits might be the “feel good” factor they provide to patients. Although this is not measurable it has a direct impact on the well being of patients and helping them to recover.
Tangible benefits might be direct awards via Government Grants, employee subscriptions, contributions from the Company etc. Indirect tangible benefits are those of sponsors who promote the sale of their consumer goods by offering brand named goods and advertising. This supports the fitness centre whilst at the same time promoting the sale of their produce. Another example of tangible and therefore measurable benefit is the reduction of sick time by employees who remain in healthy condition by exercising regularly at the fitness centre. A direct correlation is increase in work performance or productivity. These results form vital statistics for the company and can be measured by increased profits, sales and reduction of overhead costs.
